“Routine Inspections – After you have started your lease, our agency will conduct routine inspections at certain intervals to ensure the property is being well maintained, and ensure that any maintenance concerns can be addressed. Before an inspection, you will receive seven days written notice in advance of us conducting the inspection. Our agency conducts four routine inspections per year. These inspections occur every three months. At these inspections, our agents will be taking photographs or videos to record the condition of the property, and to assist in the reporting of any maintenance that is required to be performed.
In some circumstances, our agents may be accompanied by the landlord for the inspection. As a tenant, you are welcome to be at the property when the inspection occurs. If you will not be at the property, our agents will speak with you to arrange access.
Maintenance – Tenants must report all repairs and maintenance, including urgent repairs, without delay to Angella Storrier Real Estate by contacting our office on (02) 4821 9842 or by completing and returning our maintenance request form in person, or email rentals@angellastorrierrealestate.com.au.
Urgent repairs – The specified urgent repairs as set out in the Residential Tenancies Act 2010 clause 62 are as follows:
- A burst water service or a serious water service leak
- A blocked or broken toilet
- A serious roof leak
- A gas leak
- Flooding or serious flood damage
- Serious storm or fire damage
- A failure or breakdown of the gas, electricity or water supply to the property
- A failure or breakdown of the hot water service
- A failure or break down of the stove or oven
- A failure or breakdown of a heater or air-conditioner
- A fault of damage which makes the property unsafe or insecure
- Any fault or damage that causes the residential premises to be unsafe or insecure
Importantly, if one of the above urgent issues arise after office hours, please refer to our preferred urgent tradesperson list as provided in your tenancy information package. Also refer to our urgent repairs procedure.
Pets – If you are currently renting, and wish to have a pet at the premises, you must contact our office. We will then discuss the matter with you and seek permission from the landlord.
Lease Renewals – Prior to the expiry of your fixed term agreement, our property management team will contact you and advise if a further fixed term agreement has been offered by the landlord. If a further fixed term agreement has been offered, you have the option to accept this new agreement. If no fixed term agreement is signed beyond the expiry of the previous agreement, your lease will continue periodically subject to the terms of the previous agreement.
